Summary of approximate costs:
Property transfer tax:
The buyer pays 4% of the declared value of the property (transfer fee) registered in the land registry and which is much lower than the purchase price (payable at one of the state banks at the time of transfer/issuance of the title deed by TAPU). The cost of processing the TAPU and the associated formalities ranges from 1.500 € - 5.000 € (depending on the land/apartment size/villa etc). Costs may change over time, please check with us for the current cost of the property you are purchasing.
Land Register:
registration at the cadastre, administrative expenses of the real estate cadastre, court interpreter, expert, processing and issuance of title deed
Power of attorney with a notary (in case you cannot attend to receive the title deed)
